“On Aire Ep. 8 w/ Andrew Johnson – The Art of Industrial Real Estate Podcast” featuring Andrew Johnson from Shelfware

⚙️ Automating the Factory Floor: An Inside Look with Andrew Johnson of Shelfware 🎙️ Episode 8 of On Air with Team Jensen In the eight episode of On Air with Team Jensen: The Art of Industrial Real Estate, the team sits down with Andrew Johnson, a “supply chain innovator” who is transforming the Industrial Supply marketplace. From selling millions of O-rings in his family’s legacy business to inventing an automated “industrial convenience store” platform, Andrew shares a candid look at innovation, international sourcing, and the brutal lessons learned from a commercial real estate disaster.

💡 The “Industrial Convenience Store”

Andrew is the visionary behind Shelfware, a supply chain automation platform that uses RFID smart labels to track inventory consumption on factory floors. By effectively running automated convenience stores inside manufacturing plants, Shelfware allows independent suppliers to compete with billion-dollar giants like Fastenal and Grainger without needing a massive fleet of trucks or hundreds of branch locations.

“We’re basically running industrial convenience stores on factory floors using automated technology… it allows us to track the movement of that product and automate the supply chain.”

🤝 A Family of Specialists

Andrew works alongside his father and three brothers-in-law. This unique dynamic—combining a “bullshitting visionary,” an “optimizer,” a self-taught programmer, and a mechanical engineer—has allowed their company, O-Ring Sales & Service, to remain lean and highly profitable. Andrew also reveals the secret weapon behind their global supply chain: an 81-year-old mentor named Harry who taught him the ropes of Southeast Asian manufacturing.

🏗️ The “Forever Home” Nightmare

In one of the most emotional segments of the series, Andrew recounts his father’s attempt to build a “forever home” commercial building in the early 2000s. Due to a critical error during foundation work and a restrictive arbitration agreement, the building became an uninhabitable mold-filled disaster. The fallout nearly bankrupt the family, leaving lasting emotional “scar tissue” that changed their perspective on real estate for decades.

“It was a dark, dark period in the Johnson family household… my dad almost went bankrupt. We scraped back and paid the bank back every penny.”

📈 Phase 3 and the Future

Looking ahead, Andrew isn’t slowing down. While O-Ring Sales & Service remains a “well-oiled machine,” Shelfware is entering its next phase: using blockchain technology to automate accounts receivable and payable in the industrial sector. His ultimate goal? To become a major “problem” for billion-dollar corporate boardrooms.
