Bob: thanks for having me guys great to be here with Team Jensen
Host: bob is the founder of Massey Knakal Realty Services which famously sold for $100 million and is currently the Chairman and CEO of BKREA he has sold thousands of buildings and brings a completely unique perspective to our market today
Bob: absolutely guys I appreciate the invitation to share some thoughts on how territory mapping and data drive the commercial market
[Bob’s Background & the Territory Model]
Bob: i actually started out my brokerage career decades ago by co-founding Massey Knakal in New York back in 1988
Bob: when we started out we realized that generalist brokers were stepping over dollars because they didn’t deeply understand their specific neighborhoods
Bob: we pioneered a strict geographic territory model where every single broker owned a specific set of blocks and mapped out every single building owner, transaction, and property detail
Kurt: you’ve famously scaled that system into tracking millions of rows of proprietary transactional data right
Bob: yes it’s all about cold calling, physical data tracking, and having a relentless street-level pulse on your market that nobody else can match
[The Importance of Off-Market Intelligence & Proprietary Data]
Host: that perfectly mirrors what we preach on this show—if you are relying purely on public databases like LoopNet you are already trailing the transaction
Bob: 100% in any commercial market the highest margins and the best acquisitions are uncovered through off-market intelligence long before they are listed publicly
Bob: when you possess proprietary data networks and deep owner relationships you can build off-market opportunities directly tailored to an investor’s or tenant’s structural expansion goals
Kurt: it completely shortens the sales cycle and allows you to sidestep irrational bidding wars that throw an entire company’s capital allocation plan out of alignment
[The Reality of the Commercial Real Estate Cycle]
Host: looking at the broader economic landscape we’ve transitioned through a volatile rate environment over the last few years how should brokers and operators evaluate the current real estate cycle
Bob: you have to remain deeply realistic—the market always undergoes correction and stabilization periods to restore balance between supply and demand
Bob: true operators look at a market dip not as a failure but as an immense asset placement opportunity because the darkest phases of the cycle are exactly when the highest-yielding portfolios are established
Kurt: landlords and developers who have the capital structure to adapt and proactively upgrade their industrial and commercial assets right now are going to win the premium corporate covenants as the market corrects
[Building a Multi-Generational Legacy]
Kurt: you’ve spent over 40 years at the very top of this industry what is the biggest advice you can pass down to the younger generation of brokers coming into the business today
Bob: it’s incredibly simple but most people aren’t willing to do the blocking and tackling—you have to pick up the phone, knock on doors, and treat your brokerage career as an active discipline every single day
Bob: i always tell young brokers that long after a client forgets the specific transaction terms they never forget the transparency, consistency, and work ethic your team brought to the table
Bob: if you establish a clear operational routine, respect the process, and focus entirely on protecting your client’s long-term margin you can weather any economic cycle and build a multi-generational legacy
