Brad: thanks for having me guys glad to be here with you today
Host: brad is heavily plugged into the brokerage, investment, and industrial service worlds here in town so we are very excited to hear your story and rehash some things today
Brad: absolutely I appreciate the platform you all have built out here with Team Jensen
[Brad’s Background & Entry into Industrial Services]
Brad: i actually started out my career entirely on the finance and investment banking side of things after school
Brad: i spent several years analyzing market trends, underwriting portfolios, and working on capital placement structures
Brad: down the road I formed a strong connection with the industrial sector because I saw the incredible stability and long-term yield potential that industrial real estate and operations offer
George: you eventually made the jump full-time into managing and scaling industrial operations and corporate facilities, right
Brad: yes about seven years ago the timing was right to transition my advisory background directly into corporate operations and business development
[The Shift in Industrial Facility Demands]
Host: over the last few years we’ve seen a massive surge in industrial requirements across the Kansas City metro from logistics boxes to advanced manufacturing how has that shifted what users are looking for from a facility standpoint
Brad: user sophistication has gone through the roof—the demand is no longer just for basic four walls and a dock door
Brad: modern operators are looking for highly specialized internal infrastructure including upgraded heavy power capacities, precision climate automation systems, and advanced technology integrations
Brad: because building costs and material lead times have been so volatile landlords and developers who are willing to proactively invest in these building upgrades upfront are winning the premium tenants in this market
[The Importance of Off-Market Data & Off-Market Intelligence]
Host: that perfectly highlights our world too where off-market intelligence and transactional data make or break a deal long before a property hits a public listing database like LoopNet
Brad: 100% in a tight market if you are waiting for a property to show up on a public database you’ve already lost the transaction
Brad: having a team that has a deep physical pulse on the local industrial pockets and possesses the relationships to source off-market opportunities is the ultimate competitive advantage for a growing business
George: it completely shortens the sales cycle and mitigates the risk of geting caught up in a blind bidding war that throws your facility budget completely out of whack
[Building Long-Term Strategic Alliances]
George: I tell our field teams all the time that corporate real estate can no longer operate as a disconnected transaction every three to five years
Brad: absolutely your facility plan has to seamlessly mirror your multi-year corporate growth strategy, tax optimization goals, and labor recruitment pipeline
George: when you align your operational leaders with specialized commercial brokerage partners early in the cycle you can insulate your company against unexpected supply chain gridlocks or site bottlenecks down the road
