An extended family owned approximately 84 acres of commercially zoned land in Leawood, Kansas. They asked Kessinger/Hunter to work with them on the long-term development of the land, beginning in 1994. The first building was begun in 1999.

U.S. Oncology/Kansas City Cancer Centers
Kansas City Cancer Centers (KCCC) determined the correct business strategy for them was to build several freestanding cancer centers in different parts of the Kansas City Metropolitan area. They selected the general areas. Working with Dan Jensen and Ken Nicolay, this strategy was carried-out over a period of ten years.

2007 the Kansas City Industrial Market has a 6% overall vacancy factor. In the big box (200,000 Sq.Ft and up) range the vacancy rate is below 2%. Kansas City is starting to see significant velocity of larger users. The only large deals the market is able to accommodate are build-to-suits. A conscious decision is made by Dan Jensen to seek out and find the ideal setting with superior Interstate access and proximity to the new 1000-acre BNSF intermodal development where a large speculative big box can be developed.
